Good principles, but sometimes outdated and exaggerated
Good for a high level overview of concepts. But in some portions, this was written from the perspective of someone who had success back in the good old days... like when you could get a new roof for $5k and all new appliances for $1.2k. These are actual cost examples given by the author, which he uses to show how deals should work and provide a conveniently rosy picture of how he makes money. This is obviously outdated, and if you budget this way, you'll be grossly underestimating your costs. Other examples are spending $600 on a plumber to replace a hot water heater and spending $100 on roof repairs.I lost some trust in the author when he described a particular house he bought for $16,000. First, he says that it "wasn't in terrible shape, but it did need a good deal of work..." (page 137). But later, he calls it a "piece-of-junk property". In each instance, it felt like the author was using whichever description was more convenient to help make his point, but I didn't find them to be consistent.Your investment strategy will need to be based on today's realities, not costs from years ago. Also, don't rely on the math in this book, I found a major error that showed a profit $32 MILLION based on buying a $250k house after 25 years...this is laughably unrealistic. Double check every figure he provides.Remember, this is just a $15 book. You get what you pay for. I highly recommend "Start with Strategy" by Dave Meyer as an alternative, far more realistic resource (also published by BiggerPockets).

You will not feel bored or distracted while you reading it
The media could not be loaded. This book is really great. You don’t feel like you are reading a book; instead, you feel like you are with the author in person. I highly recommend reading it with a marker to highlight the important points so you can get back to them later.

A must-read if you are thinking about investing in real estate.
My husband recently retired from the military and we've been discussing investing in rental properties now that he has a bit more time. We've put it off over the past year because it seems overwhelming to even get started.As I read through this book, the questions I had about how to even get started were answered clearly, and with facts and anecdotal evidence. I love how Brandon walks you through every step of the rental property process from how to analyze a rental property (best chapter I read on this topic ever- no detail is left out!) to how to find one when you are ready to buy.My only regret is that I didn't read this book through the first time with a pen and paper in hand. I'm now going back through it a second time making notes and beginning to outline a plan for my own investment plans.Brandon simplifies the entire process and while he clearly states this is not a get rich quick book (thank goodness- there are enough of those these days) he does explain how investing in rental properties can help build wealth, allow you to eventually quit your day job, or just add to your investment portfolio.This book is easy to read and filled with funny stories and real life examples from Brandon's experiences. I wouldn't have imagined a book on investing could be informative and entertaining, but this one is.I've been doing a lot of research over the past year and this book is by far the most comprehensive, well written book on rental properties I've read.Highly recommend!

This is a great book!
The media could not be loaded. This is a great book if you’re new to the Rental property game, if you’re not sure where to start or how to start -this book will help to get you motivated & push you towards your goals! I definitely recommend
